Rental Turnovers: How to Get a Unit Rent-Ready in 48 Hours
Every vacant day costs money. This is the turnover sequence we use to get an Indiana rental cleaned, repaired, painted, and photo-ready in two days.
Turnover speed is the single easiest lever an investor has on annual return. The trick is sequencing, not rushing.
Day one: strip and repair
Haul-out, patch drywall, replace damaged trim and doors, swap failed outlets and fixtures, and address any plumbing drips while walls are still open to view.
Day one, late: paint
One consistent wall color across a portfolio means no color matching and faster touch-ups on every future turn.
Day two: floors, fixtures, clean
LVP or carpet goes in after paint, then blinds, hardware, and a full clean. Listing photos happen the same afternoon.
Fixed pricing matters
Turnovers get expensive when change orders creep in. We price the unit as a package so the number you approve is the number you pay.
