Drywall Repair After a Flood: What Has to Come Out
Not every wet wall needs replacing, but guessing wrong invites mold. Here is how flood cuts, insulation removal, and drying should actually be handled.
After water enters a home, drywall is usually the first thing people want to fix and the thing most often fixed wrong.
The flood cut rule
Standard practice is to cut drywall a minimum of 12 to 24 inches above the highest water line. Wicking pulls moisture higher than the visible stain.
Insulation almost always goes
Fiberglass batts hold water against the studs and lose their R-value. Once saturated, they are removed, not dried.
Dry before you close
Framing should be measured with a moisture meter and read at a safe level before insulation or board goes back. Closing a wet wall is how mold claims start.
Then rebuild
New board, tape, mud, texture match, prime and paint. Done properly the repair is invisible.
